Where would you guys rank frats such as sig nu, sigep, and phi delt?

sig ep barely has 50 guys. snu will haze like crazy with no chapter house. delt loses their house in 2 years. Delt snu sig ep for rank order, but all of them have major flaws if you are rushing. can always explore more houses in spring too

SNU has no actives and no house. They can't be ranked above anyone.

They own the Phi Delt house but Phi Delt's lease runs for 2 more years. Sigma Nu apparently plans to just wait that out and take their house back after Phi Delt's lease expires.

Honestly your so right, Delt will do okay, but they progressively get worse if they do not get a house lined up. others are screwed

Unfortunately, Phidelt is on a HUGE come down with losing their stacks and Aepi and Dsig getting huge house upgrades. no upside to them really only downhill...
