i was looking through posts here and i always see DZ ranked as a bottom tier and one person even said they're the most hated sorority. why is this?

I don't know why anyone would say they the most hated because I've never heard that but they are automatically bottom tier because:
1. They don't have a house
2. They're new

This is the same reason why "Kappa and Theta are middle tier"... they're newer to campus than the other sororities with houses and they're they have had their houses a lot less than the others.

It's just reality, when some chapters are housed and others aren't, the ones that don't have will be singled out.
