Why are some houses “bottom houses”

Truly curious here. I’m gonna be at U of A fall of 23 and I definitely want to go through fraternity rush. I’m a good student athlete and I know some guys who’ve pledged from my hometown. My honest question is:
Why are some houses, like TKE , always ranked so low? What’s up with the “bottom houses”?

Bottom houses are houses with either less members or a house that isn’t as big or with less parties. None of it really matters

Honestly bottom and top houses isn’t really as important as you’d think. Every house has parties, every house gets girls, even the “bottom ones”.

Bottom houses get called bottom houses usually because they don’t have as many members, weaker sorority relations, a smaller/worse/far-from-campus facility, less classier or outgoing guys, and just in general don’t have as good of a reputation as top houses.

TKE however just blows because the guys are notorious for being creepy and weird

I will go to any house EXCEPT TKE. Those guys
Seriously creep me out. They literally pledge anything that breaths and are so douchy and weird
