Why are houses like TKE and TDX so bad?

Looking for an honest discussion here. Regardless of the order, it seems like TKE, TDX, KA and Sammy are always in the bottom ranks.
What makes these houses bottom houses? Im not really interested in the ranking order cause it changes but the houses always stay bottom. I’m just trying to figure out what makes some houses bottom vs top houses.
So -why are houses like TKE always bottom?

Well -for TKE it’s cause most girls -my srat house included-think they are the worst house on campus. Seriously weird.

They are bad because they literally take anyone in their pledge classes and they are filled with guys you would never wanna hang with

Sure you can join a lower frat but I’m gonna be honest. Im in one and the brotherhood just is not what it is in the upper houses (HS best friend in one a those). Kids drop and honestly..by junior year most of us are over it. I’d rather go to the bars then see what kinda kids we pledged (not good ) It just happens in the lower houses. Sad -but honest.
