mid-semester frat ranks

Top:
Sigma Chi, Pike - Tied for first imo. Sig Chi has a better house and better parties but Pike has cooler, better looking guys. Neither are as good as KSig and SAE were though.
Upper Mid:
Theta Chi - Stereotypical frat stars that like to go hard. Would be a top house if they were on the row. Might get kicked off soon.
Beta - Kinda similar to Theta Chi. Fun guys that like to go hard. A lot of girls love them. Need a better house to move up. Also might get kicked off soon.
Middle:
Aepi - They've handled the re-org pretty well. Last two PC's have been solid and they've had some good parties recently and a lot of girls still love them.
Sammy - They were making a lot of progress for a little while there but now they've stagnated in the middle. Mostly cool guys. Parties are hit or miss these days.
ZBT - Been stuck at mid for a couple years now. Chill guys but they seem to only have one good party every year and the rest are average to mediocre. Kind of a shame since they have such a good house.
Pi Kapp - Regardless of where the money is coming from, they've had some pretty good parties this year. Still mostly a freshman house but I could see them returning to top house status in a couple years.
Lower Mid:
KA - Chill guys that throw some okay parties but they've been stuck in this spot forever and I don't see them moving up or down any time soon.
Sig Ep - Still a mostly academic fraternity that doesn't party much but they're going to spring fling with Kappa so that's cool I guess.
TDX - Still pretty new to the row. Have had a couple of good parties at their new house this semester. If they have more of those they'll move up.
Bottom:
Theta Xi - Decent house but it's kinda small. Last two PC's have been okay. Couple of okay parties so far. We'll see...
Phi Delt - Had that one good party a couple weeks ago but the guys are still pretty weird and their house is small so I don't see them moving up any time soon.
TKE - Kappa Sig's house will be a huge help in the coming semesters.
Zeta Psi - Some okay parties at the White House but that's it.
FIJI - Getting the Eller lodge back in the fall. If their alumni pay for DJ's to perform at their parties like Pi Kapp, they'll move up quickly.
The remaining 5 or 6 fraternities are completely irrelevant.

I feel like at this point, or at least by rush next year theta chi and possibly beta (not as much as theta chi) should be considered top houses the gap k sig and sae left will naturally be filled and those two houses (especially the fall pc’s) took a lot of guys who would have gone k sig or sae. I think theta chi is becoming the new k sig and beta the new sae ( regarding the type of frat they are not ranking necessarily)

100 percent -my girls and I were just sorta saying the same thing. The gap will definitely get filled. Only thing to add is that TKE is gonna be outta that house prob in fall. Kappa Sig is taking it back and Kappa Sig will have huge donor/alumni and national support. With their house back I bet they will be back to a mid house in 3 years or so.
TKE is not even a second thought to most girls so I would put them in the irrelevant category. Plus , they lied to pledges about losing their house to Kappa Sig.
