No one. They own it. It belongs to them. And they're most likely demolishing it and rebuilding for when they come back in 4-5 years.

The reason ASA doesn't have a house is NOT because there aren't any houses for them. It's because they INTEND TO REMAIN UNHOUSED. Everyone needs to understand that. Especially girls who are rushing who ASA is trying to dupe into thinking they're going to have a house. Anyone who is actually in on the situation knows that ASA wants to keep their dues low and be an unhoused sorority. That's the way it is.

I'd like to see it happen but I don't think it will. Tri Delt's housing board won't have the appetite to take on such an expensive and risky capital project, much less defer an annuity revenue stream for a prolonged period for demo, permiting and construction. Plus, the giving rates for Greek capital campaigns are at an all time low nationally because of all the risk management issues and chapters getting banned left and right. Outside of schools like Alabama which is a clear outlier, fraternity and sorority house construction is slowing way way down, if not grinding to a halt. DDD's alumni support has not been so stellar either, how are they going to find open pocketed alums to donate to a new house when they barely support he current chapter?

I can see Tri Delt renovations incrementally, sort of like DG did not too long ago, and renting the house out to another chapter or UA Residence Life. Keep that money flowing. It's a much smarter strategy to mitigate risk and protect their alumni investments.

Based A you clearly know nothing if you're suggesting that tri delt do renovations incrementally. That's literally exactly what they've been doing for the past 10 years or so.

You are so dumb. Building a new house is literally the only way their colonization will work. They've already stated that they want to come back in 4-5 years. The only way they will be successful is if they have a new facility. And they know this. It's risky if they DON'T have a new house. What aren't you getting about that?

Ha, you make it sound like Tri Delt's only option is to build a brand house but you conveniently ignore the investment risks. I know Tri Delt's are pretty dumb but are they really so dense that they think dumping money into a new house in this environment is a guaranteed investment?

You also didn't answer my earlier question: how is a new house going to magically solve 'The Tri Delt Stigma' when a new house hasn't done anything for Sig Ep? Phi Delt also has one of the newer houses on campus, relatively speaking, so how's that working out for them?

How about PIKE and Gphi? People make fun of their houses but they are stronf chapters and do just fine during rush. How are they able to do so well with less than stellar facilities, but somehow Tri Delt can't pull it together?

No one's getting tri delt's house. Their housing corp owns it and nationals already has plans for a new facility.

To "Based A" who thinks it's "risky" to build a house.. just no. You know whats risky? Starting a new colonization without addressing what needs to be fixed in order for a chapter to thrive. Colonizations are expensive. They know they need competitive housing to be able to thrive on campus. Trust me on this. Tri delt nationals already has plans for a new house and its not exactly a secret.

OK?!? I never said anything about recolonizing. Just that it's smarter for Tri Delt's housing board to rent their house out and keep a steady flow of income going, than to incur negative income on all the costs associated with planning and building a new house plus higher maintenance and property taxes after it is built.

The biggest alumni donors are not feel-good philanthropists, they're investors. And investors are by nature risk averse.

They are most likely getting a new house after the 4 year . Their house board helps make the decision but ultimately it is up to nationals to decide and they have their support.
