frat house question

Which frats have the nicest houses? Maybe sororities too? Trying to learn about the nicest living environments as I scope out places to join in the fall.

Word on the street is that ZBT aid having some house renovations done before the start of the school year. Might make those living conditions a bit better!

Delt has coolest room layouts, fiji just renovated, ZBT disgusting, Sig Chi is nicest and has best amenities (best chef and custodian), AEPi isn’t crazy nice but everyone gets a single, Phi Delt tiny house but one room has an en Suite bathroom, Pike is meh, Phi Psi okay at best but rooms on the small side and have an issue with fire alarms

A lot of the nicest houses are the lowest rank frats. DU and Fiji both have very nice houses but are both bottom tier.
