If you build it they will come. Field of dreams. A big cash infusion to build or acquire a new house will likely mean a large top performing chapter in the future (5 10 yrs). True for any new group thinking about taking it to the next level or just starting up.
Watch Phi psi. I bet they'll rise significantly in the next 5 yrs or so barring any disastrous accidents etc.

Interesting about the house values and yearly cash flow -- but unless something has changed in B-school -- you can't add those 2 together to come up with a "total value." Maybe a certain number of years of discounted cash flow -- but one year of dues added to house value, unadjusted for mortgage? Doesn't seem logical. Also -- if you really want to be compulsive -- mortgages would be recorded at the county.
