Out-of-state student help!

Hey! I am from out of state, just committed to UT, and am planning to rush, but couldn't help but notice that Theta continues to be ranked low despite their ability to rush attractive and wealthy girls with good connections and fun events (also social media is cute) as even posts of them being easy, drunk, messy, etc. are what other girls are doing too? Just genuinely wondering!
