Out-of-state student help!

I am from out of state, just committed to UT, and am planning to rush, but couldn't help but notice that Theta continues to be ranked low despite their ability to rush attractive and wealthy girls with good connections and fun events (also social media is cute) as even posts of them being easy, drunk, messy, etc. are what other girls are doing too? Just genuinely wondering!

You don’t have to ask questions here- theta openly told everyone they hate each other and couldn’t get anyone but sophomores & snaps to join
Plenty of other houses that have great sisterhoods, wealthy and gorgeous girls with connections - this is Texas and down here loyal friends make the best friends theta ain’t it (but they are awfully busy on GR and the gram trying to cover the dumpster fire the committee exposed) so maybe just dig deeper
