Normal answer is purely tradition but...

Pi phi is pretty much purely tradition. Their dance party turns a lot of girls off but girls who belong there really don’t mind it. They aren’t even trying to be the most well liked day 1.

Kappa, Theta, (and Chi O) are the three most wanted during rush so bit more than just tradition for them IMO. Girls in all three chapters are usually very good socially, fun, and attractive despite what is said on this site.

Just my opinion

As someone coming from outside PKT, I’m gonna say I think most PKT girls are pretty, fun, and cool girls. Those houses are full of bubbly personalities and confident ladies. They know how to party and were usually popular in high school. Money helps too, but as I’m friends with several of these girls, I’m gonna say that it’s definitely not a KEY factor. Lots of them are just as middle class as the rest of the big six or even lower tiers, too. They are not the demons some people on greekrank try so desperately to make them out to be. I think a lot of that probably comes from them being upset that they are not in a “top” house but that’s really silly. PKT girls are just cool. End of story. People like hanging out with them. That makes them top.

This might be an unpopular opinion but... They’re top, but they’re no more top than any of the other big 6 houses. They just come from different areas. All around similar vibes and personalities between all six of these houses. All cool girls. All sweet. All connected and popular in high school. I agree with the other poster that said some of PKT are middle class too, but the areas they come from at least have the REPUTATION of being super wealthy and the idea of wealth is really the only thing that separates PKT from big 6 if you were to ask me
