SAE owns the house outright, but with Austin's high property taxes with no pledges and income what so ever it doesn't make sense to keep it for at least four years. especially with the charter revoked and lack of tax protection from what was originally a non profit club that now legally doesn't even exist anymore. it'll get rented out or sold. they messed up bad.

No doubt wealthy alums could raise enough to pay property taxes on the house. West Campus land is so rare, if they let go of this house they won’t be able to find something similar when they come back in the future.

Most likely, the house is owned by a separate housing corporation that may (or may not) have some loose affiliation with with SAE nationals. If this is the case, then the housing corporation's board of directors will decide what happens to their house. The decision to bring SAE back on campus after its suspension is a more difficult question that would likely be factored into any decision on their plans for their house. Ten years ago, the odds of SAE coming coming back would be much higher than today. Whether alumni can resist an urge to "bring back traditions" make it a harder decision at the national level. Other national fraternities find it is easier to open new chapters at colleges where they have never existed because they do not have the risks and potential liabilities associated with possible bad behavior or influence from returning alumni.

It is likely that they do something similar to what KA did. They got in trouble with nationals for hazing 6 years ago and lost their charter, but the alums owned the house. they just rebranded to "omicron" and became a local fraternity. after a few years, they re-affiliated with ka and got their charter back

It's impossible for Tx Rho to go local. Their housing Corp won't go with that. Don't forget when KA was Omicron they were shopping around with the idea of affiliating with another national fraternity. You can't go local for too long. Its just too risky and no group or individual alum with money to burn would open themselves/himself to that. You can read about that just by doing a google search.
Also SAE national has borne the brunt of serious hazing deaths and mishaps in the past decade or so culminating to that whole banning of the pledging process. They won't tolerate any under the table shenanigans anymore even for a historic and successful chapter likeTx Rho.
Times have changed...
