relationships between frats

Pretty self explanatory question but wanted to hear from people who would know. What are the relationships between frats like? Do they all hate or tolerate each other, or do they find a middle ground of those two?

Everyone is friendly with each other besides theta chi. They start fights with every house better/equal to them.

people treat it more like a rivalry freshman and sophomore year and then as soon as people start going to bars they realize they are all similar and start chilling together
