So apparently a bunch (like 50%) of Theta freshman are joining AEPhi, basically making AEPhi into Theta and passing DPhiE!!

You're assuming that AEPhi will extend bids to 50% of Theta freshmen. Yes, they want new members. No, they are not bidding anyone who asks.

There is now a lot of power in the hands of the small number of girls in AEPHI. These girls seem super sweet and not super social. They are going to have to decide what kind of environment they want. Do they want to be suddenly thrust into a highly social strata? It will be very interesting to see what happens.

They can't join aephi after they've been initiated into another sorority...

Theta had not yet initiated the current pledge class. That's why they can indeed join AEPHI

when a house is kicked off campus the rules are relaxed, normally pledges would have to wait until fall to pledge again if not initiated but when the chapter dissolves they can re rush right away and aephi does COB so yes they can rerush

You might be right But if they wait they won't have a house to live in next year. And finding any place to live is going to be a challenge so why do you think They'll wait?

The point about housing is a good one. Plus AEPhi was a strong chapter recently enough that it still might seem prestigious to them, particularly if they are legacies. And AEPhi is in a really nice location, better than Theta even.
