top house

All of the too houses have problems and are slipping.
Sae: girls can't even go to their house so I am confused as to why they are considered top. Have to throw stuff with theta chi to stay relevant.
Phi psi: broke boys who can't throw parties.. Have to have conjoined stuff with tke. Also worst chapter house out of any frat on campus.
Theta chi: so incredibly average. Literally no clue why they are top.
Pike: very solid except rumored that they are losing their house which will be a huge blow.
Fiji: last year I though Fiji was the only solid house and thought they would soon be top of top but literally recruited the worst pledge class.

Everyone below them is slowly moving up but honest have the same caliber of guys. The only reason these hose are considered top of top is because they call themselves top of top. None of these house really have anything going for them.

The top houses are and will always be the houses that have the highest concentration of Brother Rice, Catholic Central, Cranbrook, Bloomfield, Seaholm, GPS, and East GR...and maybe like Skyline bros. They are the foundation of every top house. These bros will always mix with hot sororities, which are largely the hot girls they grew up with. If you weren't raised in one of the state's remaining few elite enclaves, you're irrelevant. The out of state wealthy bros don't want to mingle with in-state peasants, so the wealthy residents bid the wealthy out of staters, which perpetuates the dominance of the top fraternity houses.

its a proven marketing scam. guys from CC Rice NDP Cranbrook etc in all houses.
And the "hot " sororities are diluted the same way. U should know that. A dozen or so of ur example in each house and the rest are regular people like the other 80% of the student population at UM not in Greek life.

It's greater than "a dozen or so" in the top houses. And it's not irrelevant, year over year they are the consistent foundation for the top houses. There are zero yield concerns. Which means these houses will maintain a consistent bond with the hot girls they grew up with. Sorry, but you reek of mid or bottom tier that knows it's impossible to rise in the rankings because you can't interrupt top houses' feeder system of securing conditioned and groomed young men and women year in and year out

Oakland County, GP, and East GR are the foundation as well as the bulk of in-state Greeks in the top houses. This is an indisputable fact.

As for your Cranbrook comment, I'll throw in Bro Rice and Detroit CC: if you attended one of these private feeders you know not just cute girls from Kingswood, Marian, Mercy, but also the girls from Novi, Bloomfields, Birmingham, Rochester. In other words, you have a bond with the overwhelming bulk of the hot in-state girls. Rando dudes get no love. Randos don't break these personal bonds that go back a decade. #NoNewFriends
