what makes a frat/sorority top tier?

what does top tier really even mean and why does it matter? just something that has always confused me because people seem really fixated on it

In the most technical of terms, top tier houses are the ones that are most competitive to get into. For example, if sorority A needs to invite 150 girls to pref to get their 75 girls for their pledge class and sorority B only needs to invite 120, B is probably going to be of a higher tier than A.
