From a recruitment perspective, they weren’t pulling the way they used to. As an active, it was very clear that the girls hype themselves up a lot but friends from within the sorority have said it’s very cliquey and performative. Their PC was fine, but nowhere near the 20-21 PCs, this year they got a lot of girls that seemed random and not in line with their edgy dark Theta vibe. Also the rush scandals

Theta always ranked lowest of the top 4 houses: Kappa/Pi Phi/Chi O/Theta. The last 2 years of rush changed the ranks a bit. Kappa and Pi Phi have always been the most wanted house at Tulane for years because they attracted the beautiful, rich girls. Not so much anymore. Theta (and Chi O too) have upped their game and the other top houses don’t like losing their party reputations. But most negative comments on this site about Theta (and the other top houses) are mostly from AEPhi’s who live on this site and think they rank on the same level as Kappa and Pi Phi which is a joke. Top 4 houses are easy to see the 1st day of rush.
