For the most part your correct... The University wants those houses occupied. Rent along is $2.5Million for all 14 houses/per year.. So, it's a business decision. Just like the reason students pay $5000-$6000/month to rent an old house in CP - to use as a satellite house, throw parties and get fined by the city..
But Not every fraternity. Some groups decide to give the University the big middle finger when they leave campus. So, 4/5 yrs later, and they want to come back - they may have to wait longer as they damaged their relationship with the University.
But yes, there will likely be another vacancy, next year, the year after, etc... and the next group will step up and move onto the Row...

Yes Beta gets the first chance to apply for the house but they clearly don't have enough money, brothers, and backing to get their application accepted. They just aren't ready for this big of a jump yet. Maybe in a few semesters when the next frat gets kicked off they'll be ready

Post #16 - observations are fairly correct. they don't have the lg numbers of brothers. And a few more semesters would make logical sense. But their alumni relations with the Univ (i.e. backing) - are strong. #6 was their house for along time - and the alumni support to return to #6 is strong. Alumni backing and University support make the difference.

Thats the same with every fraternity that leaves the row. In 4 years if DX comes back and has enough people they would have first crack at a row house
