i don't think they start colonizing til spring 16, but when they do they'll hold a recruitment apart from the rest of the sororities (usually after) where you rush in a somewhat similar way, but you'll be talking to alumnae and actives from nearby chapters. no way to know all the details until they come, but it's definitely possible!! you can google 'sorority colonization' if you want a more in depth explanation

Alpha Delta Pi recently had major renovations to their house, somewhere around 6 million, I think. The Sorority/Corporation owns the house. It is a valuable piece of real estate. They (ADPi) MAY rent the house for a couple of years to Gamma Phi till the new sorority can buy and build. AXiD did it, and then they came back. Its a possibility.

Being a part of the expansion process in PHA...I know for a fact that they have looked at houses. They are not looking to take a house from any sorority already on campus. They will build their own on the graham cracker or renovate one not being used by a sorority. End of story.
