new rankings based on fall '12 pledge classes
upper: alpha phi, kappa
lower upper: dg, theta (falling quickly, haven't had a good pledge class in a couple years)
upper middle: gamma phi (going up, solid 2011 and some top house worthy pledges in 2012), chi omega
middle: pi phi (falling quickly, had to do winter and spring rush last year)
upper lower: ad pi
lower: axo, kd, tridelt

I think kappa is in the top and I'm not in kappa. Literally every girl in that house is gorgeous.
I think theta (haha), kappa, and alpha phi are tops (though honestly I'm not sure why alpha phi is in the top, everyone kept making them out to be so gorgeous and I was disappointed when I saw them at the panhell meeting. The average alpha phi is really tall and pear shaped.
Then I would say:
gamma phi / DG
pi phi / chi o (these are deffo not top houses if we are talking looks). Chi o is kind of a boring house, do they do anything?

Alpha phi (kappa and aphi have bad retention rates cause no one gets along, or so I've been told personally by girls in these houses)
pi phi (they are NOT cute, some are, but on a whole house, no. and their personalities don't measure to chi o or KD)
adpi/tri delt (the girls here are just awkward and weird)
axo - I don't know where to put this house, definitely not on the top, maybe in line with pi phi.

i'd say:
kappa/alpha phi although there are some very plain girls in both houses
dg/theta. dg has some really attractive girls in their PC'12. theta is pretty much out of the top 3
gamma phi, has a pretty good PC'12 and definitely rising. definitely upper middle
pi phi. hot twins and a few others, quite a few average looking girls
chi o. pretty much off the radar and not great looking

the rankings, based on PC'12 and 11
kappa
alpha phi - PC'12 not as stellar as previous years
dg - good PC'12 for the most part, some not so great
theta - really not that much of a top house any more. maybe even upper middle at this point after their last couple pledge classes
gamma phi - juniors and seniors aren't that great but they have had pretty good PC '12 and PC'11
pi phi - some lookers in '12 and '11, lots of very average girls
chi o - very average, and kind of boring
adpi- top of the lower tier, or possibly bottom of the middle tier
kd-better half of the lower tier

ad pi - sig pi

axo - theta chi

based on rush this year:
alpha phi/kappa
dg- seemed to be pretty desirable during rush
gamma phi - a lot of people seemed to want them as well, and a lot seemed to have them and dg/kappa/aphi/theta as their final two
chi o - people seemed to find them to be chill/nice
theta - didn't seem to appeal to a lot of people
pi phi - lot of people didn't seem very interested in them
adpi - a decent amount of people seemed to like them and be choosing between them, and a middle tier house
kd/axo/tri delt - dont need to elaborate

I agree. Judging by photos, something went wrong for Chi O this year. Their PC is no where near the caliber of the rest of the house. Kappa has a very pretty PC, Theta did well and maybe rebounded a bit from last year. Alpha Phi's is fine, but not quite as good as previously stellar classes. Plenty of cute girls joined DG, and at least a couple of really beautiful ones. Gamma Phi did much better than expected - maybe on par with DG. I think Pi Phi actually did better than Chi O this year, but stuck right in the middle.
