How is theta xi ranked 4 if everyone disregards it on here? Also would this be a bad frat to join ?

Theta Xi is not ranked #4 on here. Maybe 4th on the Bottom Tier?

Theta xi are not your ragers, but you also don't see dou$&$ bag written in reference to them. Form your own opinion and join where you feel the most comfortable.

Do they have a lot of events like date parties similar to the top frats?

Most houses that aren't on social probation have the same number of events (give or take a few). The difference between mid tier houses like Theta Xi and a top house like ZBT is who the events are with: Theta Xi will do events with KD, ZBT with Kappa.

With a top house, you're probably more likely to be called a "douche" but have events with hotter girls and with a mid-tier you're probably more likely to be a "nice guy" and have events with less-hot girls.
