1)SAE-Hurt by upcoming semi-probation in fall. Mix of athletes, surfers, and skaters. Lots of type A personalities.

2)ZBT-Unfortunately upcoming Full year of probation will definitely lower them. Lots of athletic type guys as well. Nice house.

3)Sig Chi-Hurt by upcoming Probation for fall. Mostly skaters and surfers with some athletes. More of a laid back crew. Lots of Christians.

4)Sig Ep-Only top house not on probation for fall. Full of really laid back guys who like to chill. Apartment style house has its pros and cons

Theta Xi is definitely on the rise and they're definitely middle not bottom. Same for Pi Kapp

other frats are irrelevant? how so? the frats that you listed above, minus sig ep, rarely throw decent parties that aren't just within themselves, if i were you i wouldn't underestimate some of the others like lambda, which has both good looking guys and throws good parties

Completely agree with this. All of the frats you claim to be "top" are on social prob except SigEp and will be there for a while. All except SigEp just party with themselves and SAE and ZBT will soon be kicked off the row with the way things are going. The "middle" tier frats like pi kapp, lambda, theta xi, and beta all throw sick parties and can actually have events cause they aren't on social prob.
