what makes a top house?

So what exactly makes a top house?
Why are ZBT, Sigma Chi, SigEp, and SAE considered top houses?
It's based on popularity right? And who the "hottest" sororities hang out with I'm assuming.
What roles do community service, GPA, and IM sports play?
I know brotherhood is a big deal too, and I've heard all of the "top tier" fraternities haze. Hazing and brotherhood have a direct correlation, correct?
I'd like to get some opinions on what really gives a fraternity that top tier rating.

what makes a top house are a couple things
1. the quality of guys (i.e. how hot, how cool, how athletic, how nice, are they gentlemen etc.)
2. the sororities they hang out with (i.e. ZBT and SAE hang with Kappa, top frats hang with top/hottest sorority)
3. how fun their parties are (i.e. how many top sororities come, how big of a party, etc)
4. brotherhood is key its pretty self explanatory
hazing in general isnt bad at ucla and is actually a fun experience for most looking back

and also gpa aint a big thing although you go to ucla so most people are smart and do well
IM sports is pretty big
ZBT won the most IM sports last year and SAE usually does well as well. probably a correlation to being top house, thus getting more athletes and what not
