Why is theta considered a top house?

Seriously don’t get why theta is considered a top house??? I get it’s usually PKT at other schools but theta in my mind here is just bland. The girls don’t socialize bc they’re so strict grade checks which doesn’t even matter bc pi phi has now gotten top in grades 3 sem in a row. And since they’re not the smart sorority then they should at least have pretty girls if they’re top but all their Instagram models are seniors about to graduate or have dropped long before bc of strict chapter rules.
I just don’t get all the hype around them & why everyone says they’re top im sorry please enlighten me bc I’ve always been confused
