LXA is more modern (snow jam is lit) and DU has multiple parties on 3 levels (Halloween party was lit)

Go to lXA snow jam and DU if you want a variety (they have a Hiphop floor/EDM floor/R&B floor)

Lxa basement is def best for parties and pics and they have enough space upstairs for chill APs. Sigs used to be great but their basement is way too grimy now and the whole house is in serious need of repairs, but the yard is perfect for darties. Not a Du fan but I admit they have a great physical house too
