what makes a house a top house?

I'm an international student and we don't have the Greek system back home. I get social politics between people but how does house ranking work? There are pretty girls in every house and mean girls in every house and every type of girl in every house. When people agree that a house gets a good pledge class, it doesn't seem to move the house up ever, yet people seem to agree a house goes down from time to time. What does it all depend on?! How is there movement between ranks?

The Greek hierarchy has been around for decades (more than a century) and at tradition-rich USC, such things are set in stone until a chapter is closed.

Sororities: top 4 is Kappa, DG, Pi Phi, Theta (although APhi is closing in)

Fraternities: Sigma Chi, Lambda, Phi Psi, SAE (although TKE is closing in)

"Top houses" are more based on prestige, history, and the current looks of the girls. The top SORORITIES at USC have been entrenched since maybe the 1940s, although Theta took a dip and did not start climbing again until their house remodel/expansion, and Tri-Delt had their day in the sun at one point. (This is all from family).

The fraternities literally change every couple of years. When my older sibling went to USC (around 2004-2005) ATO and Pike were running the row and nobody cared about Phi Psi or AEPi. Sigma Chi was getting good, but had just come on a couple years prior.

To be completely honest, once you get past looks (and we are not talking overall chapter, I'm in a "top house" and half our girls are average looking, but there are maybe 20 stunning girls that the top three pledge classes tend to split and that is where the "hot girl" rep comes from) a top house means absolutely nothing. There are top and bottom houses with amazing sisterhoods, and top and bottom houses with struggling sisterhood. Same goes for academics, philanthropy, houses, whatever.

18 year olds are going to be a) immature and b) coming off high school, where popularity was "everything". By senior year, you stop caring about popularity and go where you fit. At the end of the day, the only irreplaceable thing my house has given me is our tight sisterhood, and that varies from house to house, and even pledge class. You can have an amazing or terrible experience, no matter the tier.

Top changes all the time for frats, less for sororities, but still happens

Top3 sororities:
Kappa/Dg/Theta (although alpha phi is sometimes considered on this list, I think they have a year or two before theyre for sure)

Top frats: Lambda/Sigma Chi/Phi Psi/SAE/AEPi (although SAE and AEPi are debateable)
