wtf??? AEPI is upper middle to top tier. alpha phi turned down SAE to go to homecoming with them. they mix with only top houses.

UP:
kappa, a-phi, a-chi-o, agd.
kappa will turn it around after their disaster. a-phi and a-chi-o will keep up the trend. agd is new so obviously they'll "improve."
SAME:
dg, pi-phi, tri-delt, sdt
dg can't really improve because theyre already the best right now. pi-phi won't do well, but they won't be as horrible in years past. adpi and tri-delt have been the same for while. sdt is doing formal but it's cancelled out by not having a house on the row anymore.
DOWN:
theta, gamma-phi
theta's last pledge class was alright but they're losing good seniors. gamma-phi has been doing worse recently and it doesn't look like that will change.

If TKE isn't top, then AEPi and SAE are not top either. This is next year not the last three years. But if you want to have only three tiers, then TKE and SAE belong, I don't know why people like AEPi so much.
