Why is phi delt

Not an argument, just curious why phi delt is highly rated.
They seem to have the smallest house, lowest follower count, no website until very recent, and very mid parties.
Obviously these don't 100% directly correlate to the quality of the fraternity but the odds seem to be against them and was wondering how come they seem to be consistently in the top 4 and receive minimal hate compared to other frats.

in the past they’ve been able to set and follow the image of being wealthy even though a lot of them nowadays are middle class at best. They’re just riding off the image they had - hence the “husband material” stuff you see sometimes

im pre sure that nearly all of the guys in there are abnormally wealthy. i talked to one guy in there and got a look into what the guys are like and they have crazy money - enough to not do anything for the rest of their lives

Glad someone finally brought up follower ratios and website quality. I feel like these are often overlooked.

I think that a lot of the guys are actually loaded. I also think that some of the new guys are also like stupidly rich.
