Every frat has positives and negatives, just putting this up as an unbiased reference to what I have seen.
---Big 4
DKE - Parties, history, house
Beta - Parties get outshone by DKE & Phi Delt
Phi Delt - House just not on par with Beta/DKE
Phi Gam - Just based upon history honestly otherwise don't deserve it
---Upper Non-Big 4
SAE - As close to big 4 as you can get
Chi Phi - Probation issues but benefit of doubt (wild card honestly)
Chi Psi - Smart/respectable - don't throw down enough, house is nice
--- Upper Middle
Kappa Sig - Weed frat with good location and get solid mixers
Pi Kapp - Think Chi Psi but worse location/house and more parties
Sig Chi - Try hard but parties and location can be on point
Sig Nu - Nicer house than Sig Chi but try wayyyy harder somehow
--- Middle
ATO - Castle, but bad location and not too many bangers
Pika - Little bro to Sig Chi and Sig Nu
--- Lower Middle
Lambda Chi - Bad location but will occasionally throw a decent party
Zeta Psi - Little frat court but forgettable
Sig Ep - Eh they have a nice location otherwise eh
Pi Lam - Little frat court and not touching Zeta Psi
--- Lower
DU - Middle of nowhere
Alpha Sig - No house
AEPi - In frat court but literally don't do anything
Whoever else

Chi Psi has open admission for rush and multiple kids who used to be in their high school chess club.

Apparently KA is trying to get Coates building (the university building between KD and Lambda). But I've also heard that Pi Kapp wants it too so maybe KA will get it. Or Pikapp will and KA or someone will get their old house.

Yeah beta is a southern feel, but their house isn't on par and they don't throw down but once a year. Phi Delt/DKE share top. Also I'd put chi psi in middle. They aren't on par with SAE
