Most realistic one I've ever seen on here, and this is coming from a girl. I would put sig nu tied with or even in front of sig chi though.

I agree but kappa sig should be brought down to upper middle. They are not top tier yet and they're more comparable to the fraternities in upper middle than top.

Kappa sig without a doubt top tier after their past two pledge classes

It takes more than just two pledge classes to make a fraternity top tier. They're good and I like them, but they are not top tier yet.

Right now I would put ATO over Delt. They had some really fun parties and a good pledge class. Also they're not under suspension. Kappa Sig is probably the next fraternity to be a top house with those two, but not right now. Woodstock was definitely a step for them to get recognized as a top chapter, and their tailgates, and parties are fun. As for Delt they usually get one of the better pledge classes, so that helps. Their suspension is going to hurt them, but their house and history will help them recover.
