Taking the Phi Delt house may help during Rush, but will become a huge liability with the school. They don't run the school, they have the IFC president, but hes kind of a pushover. Solid group of guys, definitely top tier. Not top house.

Been involved in greek life since 2008. Delt has come A LONG way since then. Everyone talks about the new House, but they have had that property (huge barn, volleyball court) for years. They're #1 in a lot of things, but not everything. Top Tier.
