If I transfer in here as a theta from another school will I be theta here? Also what year do girls typically live in the houses here?

They could either decide to take you or they could give you alum status. Usually junior year you live in. Theta is building a new house.

how do they decide to give you alum status or take you? Would I have to go interview before school starts?

If you didn't know, Theta will accept your membership transfer status. BUT you should be very very sure you fit in with the chapter before you decide to affiliate. Because if you don't - you're stuck paying dues until you graduate OR you decide to resign. And that's not good. It can be pretty uncomfortable. So take your time, get to know the chapter members, and then decide.
