Starting to think TEP has a shot at being alright. Obviously depends on what somebody is looking for, but Chi Phi was in the same place not too long ago and now they're a very solid, well regarded middle tier. Provided they get a house (granted thats a huge "if") things could turn out the same way.

You have a point but theres a lot of ifs. I'd say go to a more established house or wait one more semester to pledge there.
