Most girls as of the past 2 years have had Theta/Pi Phi or Theta/APhi as their top 2 choices. Before that, it was APhi's first year and no one wanted to join because no one knew anything about it, so it was Theta/Pi Phi split.
However, there are a lot of girls who go into rush NOT wanting Theta because Theta ISN'T FOR EVERYONE. Pi Phi is a first-choice sorority for a lot of girls (athletes, southern girls, etc — girls who fit the Pi Phi vibe). I think most girls who want Theta as their #1 choice have APhi as their #2 choice, because Theta and APhi (although not by much) are more similar in vibe/existing friend groups than Theta and Pi Phi.
Pi Phi is a first-choice sorority, Alpha Phi is not.

Agree on everything except for the point about the year before last being a Theta/Pi Phi split. Universally acknowledged that APhi's 2019 PC was better than Pi Phi's, but Pi Phi's 2020 PC was better than APhi's.
