Hearing Kappa Sig is coming back. Any chance these guys could get their old house on Union back within a year or two like what Sigma Chi did?

SDT has a lease that will run out soon. They will move out of that house and Kappa Sig will be back in there.

They won't be taking over kappa sigma. They would have to pledge again and they wouldn't like be put in comas. And they are initiated theta chi and you can't join another one if you're initiated. You can't just take over another frat and make it yours.

Theta Chis house is a dump and they aren't recognized by IFC now. Kappa Sig doesn't need theta chi especially not hazing their members and KS already has a large group. Even if Thera Chi anted to take over they'd still have to go through pledging they KS.
