Where to rush spring 2020?

Saw a lot of mixed posts saying frats like Pike TDX Phi psi on the decline, which frats are worth rushing? I'm probably gonna look at one house for every "tier"
Stuff im looking for:
- Tight brotherhood
- Not all meat heads
- Decent social relations (doesn't have to be "top tier")

Def true. A Lower mid isn’t terrible, but less likely to up your relations there.
