Most would disagree. Phi Delt was definitely top tier when they were on campus, there house was really nice. Ever since they got kicked off their seniors graduated and they’ve been dropping really fast with no upside

i’m a senior. when phi delt got kicked off sig chi and tdx were the top two frats along with pike and theta chi to a lesser extent. phi delt was solidly middle tier just because they had nice house doesn’t mean they were a top tier frat

The other I’d agree with but Phi Delt was definitely better than TDX before they got kicked off

that’s just not true lol if you went to any sorority date night or formal two years ago you would see like 80 percent sigma chi and tdx kids and maybe like 5 phi delt kids
