The only reason they're top tier is because about half of the guys are absolutely yoked/jacked/good looking. In terms of actually having fun, kappa sig is far better for casual times, and pika is alot better for actual legit parties, to the extend that they actually exist at wm.

Only reason they get mentioned as being near the top is because of the fact that they are huge and take a lot of kids. Really nothing special and their parties are pretty lame lol. Try hards who love looking preppy... also can come off as pretentious and douchey.

Probably tied with Sig Chi for top house but Theta chose to go to Homecoming with Beta over Sig Chi. Very superficial. Mostly wealthy and attractive private school kids. Exclusively mixes with the top tier sororities and can be really douchey to girls who aren't in "top" sororities
