They think highly of themselves and are not near the top. I love hearing stories about them, because it is usually the first time I heard about it. In otherwords. They try-hard to be more than they really are.
If you want to party and be a fratstar then go theta, ato, sae, or phi delt. If you are a pnm more into the party scene and less greek community, then go pike.

Sorry, but I was explaining what people think of top houses as. Of the houses listed, SAE has the most going on in terms as a house. All listed do have more to them than party, just they are going to give you a solid social scene too. Lambda isn't terrible, but they are going to be less than potential.
Good location, history, etc. with that record you have to look at why someone isn't higher than they are. Just think, how can one of the oldest fraternities be considered a mid tier at most throughout their history. Even bottom at points.
Im not going to dog on lambda though. They aren't really discussable by most opinions.

Theta is a Sorrority? I think you mean theta chi. You also refer as being a top house as one that is full of frat stars and the "party scene" some of the houses you listed are more than that and that's why they are good houses. In the meantime by all means continue to post on this website. Your broken record comments of the same thing is really helpful to all people who post questions.
