some houses fees include the initiation fees in that figure while some set them aside separately. look closely. also some do not offer food at all on weekends which reduces their costs. some do yearly upgrades and landscaping. others do not so their homes are not as updated. some give credits back for paying cash. some require big deposits the first year which make their fees look bigger, but will be refunded.

All of the houses have different factors that they take into consideration with cost! Such as mortgage, recent renovations, whether or not they have a porch, how big they are, etc. Also keep on mind that even the most expensive sorority house is about equal (I think maybe even cheaper but I might be wrong) than regular on campus housing and meal plans all together. The cost you see also includes all your food :)
