Which fraternity has the nicest house/apartment complex both on and off campus

Besides Phi Delt , aren't all "houses" exactly the same? USF had a lot of work to do.

Off campus ,Pike and Squid have places which are pretty lame, with the Phi Delt arrangement being the best of those 3 by far. They all operate without university involvement, which is good. Greek Village with a bunch of duplexes is pathetic particularly being across from the police station and campus rules.We need a real fraternity and sorority row.

Pan doesn't allow them to have off campus houses.
