assuming that top tier here is defined by sociability, wealth, connections and which frats you hang with.
theta: an exclusive circle that all know each other before coming into college or live very similar lifestyles that exude wealth. definitely dont seem like the friendliest house during rush if you don't fit in, but if you do they embrace you. they very clearly dirty rush friend groups. no matter what people say they are top tier. they aren't explicitly mean, but it's the subtle things that make a lot of people feel unwelcomed by thetas
kappa: like theta but are more accepting if you don't fit every criteria on their list (as friends and during rush), less mob mentality. they have weird niche groups within the sorority some are outgoing and fun and others are quieter, religious, rich texans. theta and kappa are probably the most similar but the thetas ive met are funnier.
ddd: the top tier for people who don't have connections. they're pretty rich and well traveled, and as a collective they're less judgemental. if exclusivity weren't a factor they would be the toppest top because they're more down-to-earth. It's not easy to get a bid, but still possible with no connections by rushing well or especially if you build connections during first semester. with kappa/theta you pretty much need to know someone in the sorority already or have a friend who does. generally, tri delts are really well liked
pi phi: once upon a time they were also top, they are a part of thursdays with the other 3 which gives them some points, but they dont mix with the same people, and girls from ddd kappa and theta are (mostly) all good friends with each other/friends with the same guys, and pi phi is not included in this circle. Their PCs are an interesting mix of girls, that seem to get along, but they aren't as like-minded as other srats. they try too hard to be different, but they're holistically well liked by all frats and srats. overall people like pi phis, but they wouldn't go the extra mile for them.
aphi: it's a national policy that they rush pretty people, which is no surprise because if uva were like other schools and top tier was solely based on looks then they would probably have a solid spot in the top, but it's not like that here. they are really pretty, get invited to everything, but have a bit of a rep to be social climbers. but thats what everyone is going to say, so what does it matter. the aphis are cool if you get to know them on a personal level, but if you ask people to describe them they're gonna say hot and then not know what to say next.
