why is elmo top tier?

Elmo is not for everyone, obviously. The 3 top tiers cater to somewhat different, though overlapping social circles. Hall is generally southern with a bit of European, DKE is generally northern with a few California kids, and Elmo has people from all over the US, with some Europe and a good deal of South America. The common denominator among the top tiers is generally the wealth of both the alumni and active brothers in the fraternity, the proportion of kids who went to private school vs. public school (almost all of them) and the sororities that they mix with.
Socially Elmo is also characterized by having a lot of parties, where the Hall has more darties and DKE more late nights, though some girls think DKE is creepy due to the dark atmosphere in the main party room. Different strokes for different folks.

As I said mostly southern with a bit of European, very exclusive in terms of who they let in and in the past have had most of their pc picked out before the first years even start at UVA. Old strong connections in Virginia, whether warranted or not they have a bad reputation among most people at UVA that is more prominent than the other top tiers. You hear about them being rich and snobby, that most of the fraternity consists of strange iintroverts, so people love to hate on them. They certainly get more flak than they deserve, but the younger guys in the fraternity are giving it a much friendlier face. Not as aggressive as dke or elmo.

Hall isn’t really top tier anymore. Would consider zete the “southern” fraternity over them considering they take the good southern crop and let ksig and hall take the leftovers.

Ksig isn’t an actual house anymore and SAE is. Personally think SAE has been far above Ksig for the past 3-4 years but now that they are kicked off it is pretty clear.
