Like anything, highly subjective--the top 7 here are all pretty sweet IMHO even though different--for me:
1. Beta--oldest, historic, location by Wheel and foot of campus, near Theta
2. Phi Delt--massive, private
3. Phi Psi-largest?, near Pi Phi and campus
4. Sigma Chi--Nice physical plant, location on Tenn by bars & campus
5. Fiji--private, near Kappa, old character
6. Sigma Nu-haunted former governor's mansion-great ambiance
7. Kappa Sigma--Huge & solid

Gotcha ya! I was thinking "wow " who would say that for real? They live in a dump but dress preppy maybe trying to make themselves fratastic or at least play the part .
