Is Theta a top or mid?

I’m seeing some call them a top but others call them mid and broke. Which is true?

They were definitely one of the top for pnm preferences this year. I honestly think people would be surprised at what the data shows as “top”. And even more surprised by retention rates.

are we talking about the same house?? theta is easily bottom...they'll let in just about anyone. i've seen them tabling trying to convince geeds to rush just to meet quota.

They are top.
Frat guys lust after them and they usually have high grades.
House is in awesome location.
