DU, Sig Ep and SNU may have some parties but they aren't parties where everyone is invited to, they're just groupy parties so you can't say they have good parties when they're only limited to a select group of girls

This is a matter of opinion I happen to think you are WAY off. I am a popular girl and I go to a lot of parties and SigNU and Sig ep don't belong anywhere near a top tier of anything. You have to be joking??

I'd say kappa sig is a great house. They are so nice and not creepy at all, in my opinion. I've also noticed they always let girls borrow a shirt or whatever they need and always make sure every girl has a ride home. They have good parties and they have them often, where everyone hears about them and is invited. Wide range of girls come, any where from a gdi to an agd to a g phi to an axo. Definitely one of my favorites.

I feel like anyone rating sigep as a top house has to be a gphi. No one else hangs out at sigep. I also think the frats are rated high by the girls who hang out there. chios are gonna rate signu high KD is gonna rate DX high and pi phi is gonna rank DU high, etc... There is a very obvious groupie culture at KU whereas only certain girls go to certain frats. It's kinda sad that they don't intermingle more.

Their parties are usually pretty good and I haven't met any guys who I found creepy or rude. I mean I'm sure there are some but very very few. And the whole giving rides home thing is so true, I never have to ask they just offer. Even as I leave they double check to make sure I have a ride home.

Ranking frats doesn't really work, the only good way to do it is by tier. Everybody has different qualities that they like/dislike in a house, but there is a clear and established pecking order on campus (with or without sopro). So here it goes.

Your top houses need to step it up a notch. They need to have some real parties, not just groupie parties. Like Signu had the shrovetide party (only not let in soooo many gdi ratchets like they did!) Invite all the girls from all the houses. Spread the word so everyone feels invited.

I'm guessing you're in pi phi... Lol sorry if I'm wrong but the friends I have in pi phi all go to the houses you listed top! I love those houses too, I completely agree
