middle tier/upper

Looking to rush next semester and want to join a fraternity which isn't too hard or a typical "top house" but with strong brotherhood and good parties/social life. I guess upper middle tier? Suggestions?

Pi kapp is solid and improving, beta if you're really preppy, And pi lam if they aren't in trouble next semester? (What's the deal with that?)

Agree with pi kapp, beta is going downhill, pi lamb a good call, but OP why not rush a top tier? Vt top houses aren't like the top at other more Greek heavy schools, And are generally friendly and strong brotherhood
