best frat houses

I’ve been around the block awhile at VT and I feel like no one talks about the best houses/locationfor frats.
Top houses: Theta chi, DKE, TKE, PIKE (all have great set ups and good day drink spots, especially TKE)
Top middle: FIJI, SAE, Pi Kapp (all good and fun)
Middle: everyone else on Oak Lane and sig nu (really weird set up tho)
Low: Zeta Psi (rape dungeon), phi delt (just super small and weird)

just my opinion being here for 4 (1/2) years and i feel like usually the better house more fun it is and safer it feels!

totally forgot ATO hahha good pregame spot for the real parties, but in all honesty cute guys but honestly are kinda beta type guys.... nice house and feels really safe!

I'd put the Old DSig/New KA house around Top Middle, or maybe higher after its renovated.
