should i join the phi delt colony in spring
by: Freshman geedI got some bids in fall but only from low tier houses (tke, sig Ep, Aepi) would it be better to join Phi delt. Also are they for sure getting dip pi’s house?

Phi Delt's alumni owns Sigma Pi's current house, which I believe is leased by Sigma Pi until 2020 or so. So they're not going anywhere anytime soon, but perhaps by your junior or senior year there's a chance. But that's assuming that Sig Pi isn't able to make a more tempting offer to the owner. It's probably more likely that Sig Pi will keep it, seeing how a colony who isn't even joining the greek community has a pretty high chance of failing.
Also, seeing how Phi Delt has chosen to associate with the university, and not the IFC, they likely won't be allowed to participate in any activities with the rest of the IFC. (meaning greek week, homecoming, buff bowl, etc) So if you don't mind not really joining the greek community, and rather just the fraternity, maybe it's for you. You'd also have pretty much the entire fraternity system working to make sure you fail too, which I can't imagine would be very fun to work against.

You're right that they may not take the house till 2020, but as for participating in activities Phi Delt's on the school IFC. That makes no literal sense. They'll actually be having official mixers and social events. The school wants their first affiliated fraternity to succeed.
