is phi tau decent?

My sister goes to CU and encouraged me to rush them next year. Not opposed, but I want to hear your thoughts. I know their not top tier or anything but that's not a deal breaker.

Their parties are nothing special, and the guys there don't make me wanna rip my clothes off or anything (I'm a chick), but they're a really solid group of guys that I'm down to hang out sober with and I can't say that about many frats. They're not really "fratty" and down to earth and I generally don't want to punch them in the face or anything

They're not great but they're not bad. I would say they are decent. They need more annexes.
